The Abdoun Diplomatic Villas are a luxury residential development in Abdoun, the Amman district that hosts the largest concentration of foreign embassies and ambassadorial residences in Jordan. CEC was engaged by a private developer to construct a villa community designed to meet the expectations of residents and tenants in this neighbourhood — a market segment where the standard of architectural finish, the discretion of the site layout, and the robustness of the security and perimeter design are all held to a noticeably higher bar than typical residential construction.
Building in Abdoun's diplomatic quarter carries its own unwritten specification. Villas in this area are frequently leased or purchased by diplomatic missions and international organisations for use as ambassadorial residences or senior staff housing, which means the development had to anticipate requirements around perimeter walls, controlled vehicle and pedestrian access points, and landscaped grounds that provide both privacy and an appropriate setting for official functions — all while remaining a residential, rather than fortified, environment in character.

CEC's construction scope on the Abdoun Diplomatic Villas covered the structural construction of multiple individual villas, including foundations, reinforced concrete frames, and building envelopes designed for thermal performance and acoustic separation. The fit-out programme included natural stone and premium flooring throughout, bespoke joinery and millwork, designer kitchen and bathroom installations, and full MEP systems including smart-home integration where specified. CEC also delivered the external works for each villa — perimeter walls, gated entries, driveways, and landscaped gardens with irrigation systems — completing each unit as a fully finished, move-in-ready residence.
Luxury residential clients hold finishing trades to a standard where even minor imperfections are unacceptable, and CEC's quality process on the Abdoun Diplomatic Villas reflected this. Sample panels for stone, joinery, and paint finishes were approved by the developer before full-scale installation, snagging inspections were carried out room-by-room ahead of handover, and external works were inspected for both functional performance — drainage, irrigation, lighting — and visual quality.
